At the initial consultation, an architect will meet with you to discuss your requirements in detail. The principal’s professional training and experience will allow the proper interpretation and response to any realistic briefing proposal. The initial consultation, for which there is no charge, provides a medium for your expectations and ideas to be examined in order to determine a brief for the project which will cover not only design issues but also issues of timing and budget costings. The brief will only be translated into detailed designs once initial sketch proposals have been approved.
The planning process
An important element of our services is to ease the path with the Local Authorities in Swansea and Neath Port Talbot and act on your behalf. If required, our architects will hold discussions with council officers before making formal applications for Planning Permission or Building Regulation approval. There is an understanding and knowledge of how to apply the complex web of Building regulations and other rules which may govern such things as structural integrity, ventilation, sanitation, insulation and fire safety, party wall issues and Listed Building consents. The clearly presented and professionally drawn plans will save you a great deal of time and significantly improve your chances of success.
Building contractors and other professionals
The practice will on your behalf find and brief any other consultants you may need in Swansea or Neath Port Talbot – a structural engineer or quantity surveyor for example. With approval in place, working drawings with full technical specifications will be prepared for contractors to tender. Recommendations will be made as to the appropriate Form of Contract best suited to your project that will set out the terms and the timetable and what will happen if the contractor overruns on costs or time.
Work in progress
We will monitor the building work and organise site meetings to formally record progress, thereby reducing your stress to a minimum.
Working out the bill
We do not operate a fixed fee scale but depending on the nature and scope of the works fees for full services would vary from 6% to 16% of the total building costs. For a drawings only service, an hourly charge would be levied. A simple building which requires less attention from our architect would usually attract a smaller percentage fee.
